The Phoenix-Mesa-Scottsdale housing market is undergoing a notable shift in the summer of 2026. After years of tight inventory and bidding wars, buyers are finally getting some breathing room. Here is what the latest data tells us and how it affects your real estate decisions.
Update: October 21, 2026
Newer ARMLS data shows the market has continued to mature since this article ran in August. The Greater Phoenix median sales price was about $445,000 in September 2026, active listings reached roughly 25,200, and months of supply stood near 4.4. Mortgage rates have not declined as some mid-year forecasts expected: the 30-year fixed averaged 7.40 percent in mid-October 2026. See our October 2026 Phoenix market update for the full picture.
Inventory Is Back
Active listings in the Phoenix metro area reached approximately 24,300 in mid-2025, the highest level since 2017. That number has continued to climb into 2026, with inventory growing another 5 to 10 percent year over year. Months of supply now sits at roughly 4.4 to 4.6 months, a significant jump from the sub-3 month levels that defined the pandemic-era market.
For buyers, this is welcome news. More listings mean more choices, less competition, and stronger negotiating leverage. For sellers, it means pricing realistically and making sure your home stands out from the crowd.
Prices: Steady, Not Skyrocketing
The median home value for the Phoenix-Mesa-Scottsdale metro is approximately $446,926 according to Zillow, with median sale prices hovering around $460,000. Year-to-date, the median price for single-family homes rose just 1 percent to $485,000 through mid-2025, per AZBRE/ARMLS data.
Prices are essentially flat year over year. Some submarkets have seen modest declines (down 3.6 percent in certain areas per Zillow), while others hold steady. This is not a crash. It is a normalization, and it is healthy for long-term sustainability.
What Buyers Should Know
- Nearly 60 percent of home sales are occurring below list price, according to recent market reports.
- Average days on market has stretched to 62 to 78 days, giving buyers more time to make considered decisions.
- The percent of list price received holds at 98.1 percent, meaning sellers still get close to asking, but wild overbidding is a thing of the past.
- New listings are up 5 to 7 percent over 2024, and pending sales have risen 2.4 percent.
What Sellers Should Know
The market has transitioned toward equilibrium. Homes that are well-priced, well-staged, and in good condition still sell. But the days of listing on Friday and accepting three offers by Monday are largely behind us. Strategic pricing and professional marketing matter more than ever.
"The best strategy in a balanced market is the same as in any market: know your numbers, prepare your home, and work with an agent who understands your local submarket."
The 2026 Outlook
Economists and market analysts forecast modest price appreciation of 2 to 4 percent for 2026, and inventory has indeed continued to grow. One forecast that has not played out is the rate outlook: some mid-year forecasts expected mortgage rates to gradually decline toward the 6.0 to 6.5 percent range, but the 30-year fixed instead averaged 7.40 percent in mid-October 2026. Treat the rate forecast in this article as superseded by the newer data in the October market update.
For Arizona, the long-term fundamentals remain strong: population growth, job market expansion, and the state's appeal as a destination for remote workers and retirees. If you have been waiting for a more balanced market to make your move, this may be the window.
